What do you not like about the way it is designed now? Are you wanting to customize it for your needs as the primary focus are resell? I think it is important to know what you are hoping to get out of a design before you start planning one.
The main reason for redoing the kitchen is that it's in imperial measurements so standard appliances don't fit in the gaps. Really want a full size fridge and freezer and there's nowhere to fit them in at all at the moment.
Also, it's in the middle of the flat with no outside wall so is a bit gloomy and very cut off from the rest of the flat which is very annoying especially when there are other people here - shouting from one room to another is a tricksy way to carry on a conversation. The kitchen's going to be completely opened on one and a bit walls with a big, well, not quite an island as it'll only be open on one side, but that kind of size, in between the main kitcheny area and the living room.
There's a reasonable amount of storage at the moment but a lot of it isn't very well organised or very useful so that's a major consideration.
Personally I like having as many separate work areas as I can get because I like to spread out when I cook. A lot of the time my wife and I will both be working in the kitchen at the same time on different parts of the meal so our island comes in handy. Not just for the extra work area but because it provides and alternate rout.
Yeah I can definitely see the advantage of that. Not really an option though alas as having the island bit open on both sides would cut out far too much storage and work surface which is in fairly short supply. The kitchen is about 4m by a bit over 2m so not huge - the original kitchen was designed by a company that did yachts to get the most out of the space. They did a really good job but all the gaps are about 7cms too small for modern appliances.

You must have the right kind of sink be it double or single, and made of the proper material.
