The shots of the Na'avi were realistic enough that (IMO) they could build a series based on that technology (well, in a decade or two at least).

Otherwise yes, animated. Live action just won't cut it.

Personally, I think a great way to start out would be with the prequel novel NS, that would probably be a good "pilot" movie/tv series.
